What the samples found
Five listings. Five things an investor would want to know.

- The condo association would have to approve any rental. The owners are trusts in Florida. 10001 Peace Way #2275
- Bought for $495K in 2024, relisted at $525K. Ask what work was done. 8620 Panuco Way
- A document was recorded in June 2026. Split ownership and a possible tenant. 6672 Peachtree Ln
- Passes the spacing check, but the casita isn't in the county record. Taxes are about $5,800 a year. 8357 Aurora Ridge Ave

Questions
Fair questions
Doesn't my real estate agent already give me this?
Some of it, and a good agent is worth having. But the seller's disclosure and title report usually arrive after you've made an offer, and most agents dig deep only on the homes you're about to offer on. Rental-spacing rules and HOA rental language are also outside what many agents will advise on. A brief gives you the public-record picture early, for every house you're seriously considering.
I'm comparing several homes. Do I need a report on each one?
No. Run the free check on every home you're curious about. Order a Quick Check on the three or four that survive, and save the full Investor Brief for the one or two you're about to offer on. If a Quick Check home becomes your pick, its $79 counts toward the Brief.
Is this information public?
Yes. Everything comes from public sources such as the Clark County Assessor, Clark County GIS maps, the county's short-term rental program and FEMA flood maps. What you're paying for is the time it takes to collect it, check it and explain it in plain language.
Will you tell me what the house is worth?
No. We don't give appraisals or value opinions. We report public facts and point out questions worth asking.
Does the free check cover the City of Las Vegas and Henderson?
It tells you which jurisdiction an address is in. The rental-spacing check uses Clark County's license map, so it applies to unincorporated areas such as Spring Valley, Enterprise, Paradise and Summerlin South. Cities like Las Vegas and Henderson have their own rental rules, which we're adding next.
If the free check says "passes," can I get a license?
Not necessarily. The county isn't accepting new applications right now, HOA documents must expressly allow short-term rentals, and other rules apply. The rules guide explains each one.
